§ 2 Conclusion of Contract
2.1 The contract for accommodation services is concluded exclusively between the guest and the host. Urbanbnb's services are limited to the mediation of accommodation services between the guest and the host.
2.2 The descriptions on the Urbanbnb website serve as an offer to enter into a contract. By clicking the [Book Now] button, the guest submits an offer to enter into a guest accommodation contract to the host, represented by Urbanbnb as an intermediary.
2.3 The host, represented by Urbanbnb as an intermediary, can accept the guest's offer by sending a separate order/booking confirmation. The confirmation of receipt of the booking is sent by automated email immediately after the booking is submitted and does not constitute acceptance of the contract.
§ 3 Services of the Host
Unless otherwise agreed, the services owed by the host are based solely on the order/booking confirmation.
§ 4 Prices
The prices stated on the Urbanbnb website or booking offer include VAT and all ancillary costs (e.g., electricity, gas, water, waste) as well as the appropriate use of the existing furniture. Sometimes you are responsible for paying the GEZ fees (statutory broadcasting fees) as a guest, especially if you register your residence in the booked property, as the GEZ will then invoice you separately. Cleaning Prices: We offer two types of cleaning services: interim cleaning and final cleaning. Interim cleaning will be separately specified if offered by a host. This usually includes basic cleaning every 14 days (excluding dishes). Interim cleaning is therefore required every month and is a fixed additional part of the prices. Final cleaning is also separately specified and is only charged once, not every month. This final cleaning includes a thorough cleaning upon your departure, assuming normal wear and tear and cleanliness. If you leave the apartment in an unsatisfactory condition, the host may charge additional fees for any extra cleaning required. Deposit: Deposits are security deposits that must be paid to the host before occupying the property. The deposit serves to secure claims arising from the lease, especially to cover any costs for repairs to damage to the property. It becomes due only after the return of the property, meaning that the landlord must refund the deposit only after the property has been returned. The landlord usually has 14 days to transfer the deposit back to the guest's bank account.
§ 5 Payment
The listed costs in the booking confirmation such as the accommodation costs, deposit, cleaning fees, as well as any costs for the extension option are to be transferred to the host before arrival. Please discuss the payment with the host before your arrival or ask for their bank details. The transfer of the costs shown in the booking confirmation must be received on the account of the host 1 day before arrival. If a transfer of the costs is no longer feasible due to time constraints, because of short-term booking, please pay the amount in cash to your host on site upon arrival.
Deposit on the booking confirmation:
Should your booking or arrival have been made more than 14 days before arrival, the host reserves the right to charge a deposit of 30% from the rental amount as a down payment on the booking. This also applies to bookings of guests whose residence is abroad.

Payment of accommodation costs:
For bookings of 2 months or more, the payment of accommodation costs is always monthly.
§ 6 Rebooking
If the booked property is not available, for example, due to an unforeseen event at the host's property (death, destruction of the property, etc.), and Urbanbnb or the host is not at fault, Urbanbnb or the host may withdraw from the contract. In this case, Urbanbnb will inform the guest accordingly and suggest a comparable property. If no comparable property is available or if the guest does not wish to book a comparable property, Urbanbnb or the host will refund any payments already made to the guest promptly.
§ 7 Right of Withdrawal
Please note that there is no right of withdrawal after your booking with us. Accommodation contracts are contracts for a specific service and duration. For such contracts, it would be an incalculable risk for the host if a guest could still withdraw from the contract (possibly even shortly before arrival). It could be difficult to rebook the property for other guests, and it would remain vacant. See also § 312g para. 2 no. 9 BGB. However, we have very lenient cancellation policies, which you can find under point 8.
§ 8 Withdrawal from Contract / Cancellation
Conclusion of the guest accommodation contract obligates both contracting parties to fulfill the contract, regardless of the duration of the contract. A unilateral, free withdrawal by the guest from a binding booking is generally excluded. If the guest nevertheless withdraws from the contract, regardless of the time and reason for the withdrawal, the guest is obliged to pay the agreed remuneration.
However, the host must credit any saved expenses. If the guest withdraws from the contract, the following costs will be charged:
a) Up to 45 days before arrival, cancellation of the contract (cancellation) is free of charge.
b) From 45 days before arrival, 80% of the agreed accommodation costs will be invoiced.
We recommend taking out cancellation insurance, etc. (which will be displayed after booking if you want to take it out for your own safety.) The guest is free to prove that a lower damage has occurred.
§ 9 Smoking
Unless otherwise agreed, smoking is not allowed in the booked property in the interest of subsequent guests. If the no-smoking rule is violated, the host may charge the guest for damages, such as additional cleaning costs by an external company or vacancy of the property while rectifying the smoking-related issue.
§ 10 Defects in Accommodation Services
The host is liable for the proper provision of the contractually agreed services. If the rented accommodation has a significant defect, the guest must report the defect to the host or its authorized representative immediately to allow the host to rectify the defect. The host is liable under the statutory provisions for defects, especially if the host fails to remedy them.
§ 11 Pets
11.1 Bringing and accommodating pets is generally not allowed. The only exception is properties where "pets allowed" is expressly stated in the description. Pets generally refer to dogs or cats. Other pets such as snakes, spiders, etc., are not allowed.
11.2 For properties where pets are allowed, they must be declared at the time of booking. Additional costs usually apply for pets. The host determines the exact costs, which are visible during the booking process. The host is entitled to make the acceptance of pets conditional on a higher deposit. The amount of the deposit is stated in the description.
11.3 The guest must ensure that other guests are not disturbed by the pets and that the property is not dirtied or excessively worn by the pets.
§ 12 Number of Persons
12.1 Generally, only the persons or, if applicable, pets stated at the time of booking can be accommodated in the booked property. Other or more than the persons or pets specified in the contract may be rejected by the host.
12.2 If the guest intends to accommodate other or more than the persons or pets specified in the contract in the property, the guest must obtain written approval from the host through Urbanbnb beforehand. The host will not unreasonably refuse such approval.
§ 13 Liability
13.1 The contractual liability of the host for damages that are not personal injuries is limited to three times the price of the agreed service, provided that the damage is not due to grossly negligent or intentional breach of duty or the host is solely responsible for damage to the guest caused by a vicarious agent.
13.2 The Urbanbnb website is for general informational purposes only. Unless otherwise agreed, the content of the website is non-binding. Urbanbnb endeavors to keep the website up-to-date, but Urbanbnb assumes no liability for the timeliness, accuracy, completeness, quality, or source of the information provided. Urbanbnb assumes no liability for damages caused by the use of the information provided on the website. Furthermore, Urbanbnb assumes no liability for the contents of external links. The operator of the linked pages is solely responsible for their content.
13.3 Otherwise, liability is governed by statutory provisions.
§ 14 Return of Accommodation
Unless otherwise agreed, the guest must vacate the booked accommodation by 11:00 on the day of departure and return the keys in full to the host.
§ 15 Statute of Limitations
The statutory provisions apply to the limitation of claims.
§ 16 Final Provisions
Should a provision of these General Terms and Conditions be or become invalid, the remaining provisions of the contract shall remain valid. In place of the invalid provision, the relevant statutory provisions shall apply.

How does the booking system works?
Once you have found a property, click on the detail page of the accommodation on the button [object Book]. Depending on whether you already have an account with us, you can log in the next step with us or create a user account. To authenticate the book now, please enter a mobile phone number, which can be viewed during the booking process. Then you will receive an SMS with the verification code, which you enter in the provided field. You get a booking summary and can trigger the booking payment Paid by complying the terms and conditions.
Do I need to register?
